A beautifully presented 3 bedroom picture postcard cottage enjoying panoramic views across the English Channel set in a stunning rural location surrounded by open countryside
Burnt Toast Cottage is a beautifully presented picture postcard character cottage located in a rural location enjoying stunning far reaching sea and coastal views across the English Channel and surrounding coastline. Located at the end of a long private driveway the cottage is set within the small hamlet of Kemyel Wartha, surrounded by open countryside with the most exquisite sea view located in front of the property. A huge benefit of the cottage is the easy access to the coastal path which runs in front of the property and zig zags down to Lamorna Cove, just a short walk away.
The property is entered via a timber door leading into the entrance hallway with a staircase directly in front of you leading to the first floor accommodation. The main reception room is located on the left and is a cosy room with focal wood burning stove and beamed ceiling filling the room with an abundance of character and charm. There is a door at the rear of this room which leads to a hallway and in turn the rear porch. On the opposite side of the cottage is the open plan kitchen / dining room which is equally as impressive as the sitting room but spans the full length of the cottage offering additional space. The kitchen itself is filled with a generous range of base and wall mounted cupboards complimented by timber effect work surfaces. The dining area of this room also has a focal wood burning stove and a beamed ceiling with adds character to the space.
Completing the accommodation on the ground floor is a wet room / WC located at the rear of the property. The location of this area is superb as it is the first room you come too when using the rear door which makes it perfect for showering off when coming back from the beach. At first floor level there are three bedrooms and a family bathroom. All three bedrooms have windows over looking the front and therefore views of the ocean are enjoyed from each bedroom. The master bedroom is dual aspect and enjoys views from Lizard Point. The family bathroom is fitted in a white suite with a charming roll top bath set within the room. Externally there is amply gravelled driveway parking at the rear and the front garden is enclosed at all sides by traditional cornish walling and laid mainly to lawn. There is a gate built into the front wall which leads to the coastal path down to the beach.
Formally part of St Aubyn estates, Kemyel Wartha is ideally located for those who seek a peaceful existence. The quaint and historic harbourside community of Lamorna Cove has a unique and somewhat timeless character, largely unchanged over the years, with the granite and slate architecture epitomising the Cornish coastal village. There are various footpaths in this area from Castallack to Lamorna taking in the lighthouses on Wolf Rock and Bishops Rock , Lamorna to Mousehole, which are well worth exploring for their stunning coastal views and rugged coastline. The nearby village of Mousehole is known far and wide for its Christmas display of lights and is steeped in much history both joyful and tragic. The colourful town of Penzance provides more extensive shopping and commercial facilities together with regular flights to the Scilly Isles and main line railway connection to London Paddington.
The following services are available mains electric, private drainage, telephone line is connected (however we have not verified connection). Combination boiler providing both the hot water and central heating via radiators on both ground and first floor levels.
