Pennance Cottage is a very well presented 6 bedroom family home located in a superb position close to the coastal village of Maenporth yet enjoying rural tranquillity as well as providing outstanding far reaching
countryside views from the majority of the internal rooms. The property has retained plenty of its original charm and character ranging from open fireplaces to window shutters yet provides all the modern luxuries one would expect from a home of this size.
The property is entered into a spacious entrance hallway which leads to a number of ground floor reception rooms. The formal sitting room is of particular note due to its dual aspect outlook and feature open fireplace.
Next to the sitting room is a wonderful formal dining room which has been decorated in deep red colours and provides an excellent room for formal dining. From both the sitting room and the dining room outstanding views down across the front gardens are enjoyed. From the dining room an internal door leads to the kitchen / breakfast room where there is a comprehensive range of base and wall mounted units with large AGA and a range of modern appliances. The kitchen has French doors opening to the front terrace and gardens.
In addition to these rooms there is a separate snug which would be a perfect home office or library which then opens to a large games
room/another reception room. The current vendors use this space as a games room and have a pool table in the middle of the room along with a number of sofas making it a perfect room for parties or entertaining. From
here French doors provide access to the driveway and rear garden.
At first floor there are 5 spacious bedrooms along with a single bedroom/study, bathroom and cloakroom W/C. Our clients are using a few
of the bedrooms as a home office and hobbies room.
Externally there is ample driveway parking both on the roadside or tucked behind a large timber sliding entrance gate. There are a number of
entrances to the property ranging from the formal entrance into the hallway or the entrance into the utility room from the driveway or via the French doors into the various reception rooms.
The south facing gardens are principally split into 2, the front and the rear. Both gardens are mainly laid to lawn. To the front garden there is a small amount of woodland which makes a perfect area for children to run and play within. The rear garden has a number of greenhouses within together with a pond and vegetable bed. From the rear garden access is gained to
the double length garage which has power and lighting.
